Selected experience
- Acquisition transactions and legal status regulation: Planning and execution of the acquisition process for a large historic property in the city center, including conducting a client pre-financed process to terminate the perpetual usufruct agreement to enable commercial activities. In the second stage, representing the client before the city office in proceedings regarding the purchase of an adjacent plot, resulting in consent for acquisition without tender under the Real Estate Management Act.
- Construction disputes: Representation of a municipal enterprise in a series of construction disputes with a total value of approximately 120 million PLN, related to misleading the investor and the abandonment of construction by an unreliable public procurement contractor with significant technological elements. Disputes concerned withdrawal institutions, misleading the contracting authority when concluding the contract, guarantees in construction contracts, rights to technical projects, and liability towards subcontractors.
- Commercialization: Conducting negotiations and preparing legal documentation for commercial leases of properties located in central Warsaw. Thanks to our support, the Client managed to conclude favorable agreements with tenants.
- Audits: Audit of a land property with a complicated legal status acquired by the Client and conducting talks with public administration bodies to obtain necessary permits in the process of developing the land property and desired access to a public road.
- Administrative proceedings: Representing the Client in administrative proceedings - our appeal resulted in the revocation of a decision refusing to grant a permit for the construction of a significant investment.
- Development activity: Resolving issues with errors in notarial deeds, claims from difficult clients, property demarcation proceedings, etc.
